Concrete Work for Oro Valley's Foothill Neighborhoods

Homeowners calling concrete contractors in Oro Valley tend to own houses from one big building wave. The town incorporated in 1974 with just 2.4 square miles inside its limits. It had 6,670 residents in 1990 and 29,700 by 2000, and Wikipedia notes that for several years in the 1990s it was the fastest-growing municipality in Arizona. The 2020 census counted 47,070 people and 23,303 housing units. Much of the concrete poured in that rush, driveways, back patios, side walks, is now 25 to 35 years old, and that is where most of our Oro Valley work comes from.

A town split by a wash

The Cañada del Oro riverbed runs through the middle of town. On the east side the ground climbs steeply toward the Santa Catalinas and Pusch Ridge, which tops out at 5,366 feet. On the west side it rises gently toward a plateau and the Tortolita foothills. The average elevation is about 2,620 feet, a little higher than Tucson, and Wikipedia says Oro Valley gets slightly less rain and runs slightly cooler.

The slope makes a real difference to flatwork. On east side lots, a driveway may drop several feet from the garage to the street, and runoff picks up speed on the way down. We set control joints closer on steep drives, add a broom texture for footing, and pay close attention to where the water leaves the slab. On the flatter west side, the bigger job is keeping patios from holding water against the house.

Older pockets before the boom

Not everything here is from the 1990s. Campo Bello, the first suburban development, broke ground in 1948. Linda Vista Citrus Tracts lots sold from the late 1930s into the 1960s, and Suffolk Hills was built from 1960 to 1962. Concrete on those properties can be 60 years old or more, often thinner than we would pour today and laid without much base. Replacing a front walk or carport slab on those lots usually means a full tear-out and a fresh compacted base.

Master-planned communities and HOA review

Wikipedia notes that many of the residential communities built in the 1980s and 1990s were master-planned. Associations in those communities often have rules on driveway color, stamped patterns or how far a patio can extend. Bring your HOA's architectural guidelines to the estimate, or send them ahead, and we will design within them and give you a drawing you can submit for approval.

What we pour in Oro Valley

  • Driveways: tear-out and replacement, wider pours, and new aprons at the street
  • Patios: back patio extensions, covered-patio slabs and pool-surround concrete

Steam Pump Ranch, listed on the National Register in 2009, and Naranja Park, the town's largest park at 213 acres, are good reminders of how much open desert still surrounds these neighborhoods. Call (520) 619-2611 to set up a visit anywhere in Oro Valley.

Oro Valley Questions

Why is my 1990s Oro Valley driveway cracking near the street?

On sloped lots, runoff and years of settling work on the lower end of the slab first. If the cracks are isolated we may replace a few panels; if the base has washed out, a full replacement with new compacted base is the lasting fix.

Will my HOA allow stamped concrete?

Many Oro Valley associations allow it within set colors and patterns. We work from your HOA guidelines and can give you a plan to submit for approval.

Can you pour on a steep east side lot?

Yes. We add joints, use a broom finish for traction and plan where water leaves the slab so it does not undercut the edges.
